In order to achieve this our Housing Development team are involved in building a wide range of different types of homes. We want to support the regeneration of identified areas and to make sure that new housing projects meet the needs of the local community.
We set high standards for quality in the design and construction of new homes. We are an effective developer of new homes and local facilities, responding well to the needs of local communities.
Soha Housing is committed to the delivery of additional new homes to meet identified housing need. We maintain a healthy ongoing development programme and are working hard to increase the scale of this programme with 150 completions forecast for 2009/10 and a target programme of 200 units each year for subsequent years.
The Association looks to provide a range of accommodation, primarily affordable rent and shared ownership, as well as supported housing, market rent, sub-market rent for key workers, other low cost home ownership initiatives and open market sale.
Our area of operation focuses on Oxfordshire, Buckinghamshire, Wiltshire, Berkshire and Gloucestershire. New development opportunities are assessed in relation to one hours car travel from our offices in Didcot to ensure that an appropriate level of housing management can be provided.
The development programme provides homes for a range of client groups, requiring both general needs and supported housing. This will include people who cannot find a market solution to their housing needs, whether through renting or purchase, as well as others seeking accommodation including local employees vital to sustain the local economy.
Partnership working is key to the delivery of the Associations programme. We work closely with local authorities, county councils and other statutory and/or voluntary agencies in the provision and management of housing and related services.
We have a panel of selected partnering consultants and contractors who assist us in the delivery of our development programme with the partnering framework established enabling us to secure continuous improvement of both the final built product and the processes involved.BR>We are also working hard to establish good relationships with private developers working, again, in partnership in the delivery of affordable housing on larger private development sites. We have an established reputation with private developers as a flexible and pragmatic development partner.
New development schemes are procured through a range of opportunities including redevelopment of Soha owned land, development of sites owned by local authorities or other partners, purchase of sites from the open market, affordable housing secured through planning gain on large private development sites and the purchase of new or second hand properties off the open market.
