If you buy a resale home, you buy the share that the original owner previously bought (usually between 25% and 75%) and pay Soha rent on the part you do not own. You will need to obtain a mortgage or have savings for the share of the property you are buying.

It is important to consider the costs and responsibilities of buying your own home before making a decision to buy. These include the initial purchase costs and the ongoing costs.

Purchase costs
We suggest that you have savings of between £2,000 and £4,000 to cover the costs of buying, depending on the value of your property. These costs include:

  • A valuation fee
  • Legal fees
  • Stamp duty (depending on value – please consult your legal advisor); and
  • Lender’s arrangement fees for the mortgage.

You should check all of these costs before you go ahead.

Your responsibilities and ongoing costs
As a home owner you will be responsible for paying:

  • Mortgage repayments
  • Rent payments
  • Insurance
  • Service charges(e.g. communal cleaning, grounds maintenance etc)
  • Repairs
  • Utility bills (gas, electricity, water and phone)

If you own a house you will be responsible for arranging and paying for all repairs or servicing inside and out.

If you own a flat Soha will be responsible for all exterior repairs and you will pay your share of the costs (in accordance with the lease) through the annual service charge. You will be responsible for arranging and paying for all internal repairs of you home including central heating servicing.

 Next steps
  1. Make sure you are registered for shared ownership with the local zone agent Catalyst Housing www.homebuy.co.uk  or call 0845 601 7729.
  2. Complete a Soha Shared Onwership & Rental Application Form  (remember to write the address of the property at the top after "Development:")
  3. Obtain a mortgage certificate from your lender showing how much they will lend you.
  4. Send the Soha application, mortgage certificate and copies of the each applicant’s most recent three month’s pay slips and bank statements to Leasehold Services, Soha Housing Royal Scot House 99 Station Road Didcot Oxon OX11 7NN.
