Carrying Out Alterations to Your Home

As a tenant you have the right to carry out improvements and alterations to your home. Soha is happy for you to carry these works, provided we have given you permission. You may also be entitled to compensation for certain improvements.

Soha has an ongoing programme to carry out improvements to our properties e.g. new kitchens, bathrooms, heating and windows. Click here to read more about our Planned Works.

If you do not have permission to carry out alterations or improvements, we can ask you to reinstate all the work you have carried out. 

Conditions that apply when you carry out improvements:

  • You must apply in writing to Soha for permission, before starting any works. Click here to download the Alterations Application Form  (PDF 28 Kb)
  • You must comply with Building Regulations and obtain Planning Permission if necessary, and copies of the approvals must be sent to us 
  • Suitable scaled drawings with specifications must be included with the application form where appropriate 
  • The Party Wall Act must be complied with 
  • You must make sure that the work does not cause annoyance or nuisance to others
  • Work must comply with all current Health and Safety legislation
  • We will refund you for part of the cost of the improvement if it qualifies under the Right to Compensation for Improvements
  • Soha cannot increase the rent as a result of the improvement while you remain a tenant
  • All fixtures and fittings to the property installed by you are your responsibility to maintain
  • You may remove the improvement when you leave the property, but you must make good any damage and reinstate Soha's fixtures and fittings
